<p>The museum is located in a house built by Newton Whitman in 1876. The house was the first brick house built in Dakota Territory. The Whitman family lived in the house until it was sold to the Yunker family in 1905. The Children’s Museum at Yunker Farm began in 1985. After a complete renovation of the century old, red brick farm house it opened as the Children’s Museum in November of 1989.</p>

			<content:encoded><![CDATA[<p id="body">Fractional ownership is rapidly growing as an alternative to full ownership of vacation homes. Fractional vacation homes are not a new concept. Vacation homebuyers have, for decades, split ownership and use of second homes to defray costs for vacation properties that are often used infrequently. Historically, the one-quarter fractional vacation home has been the time-tested resort product and has sold successfully for many years to unrelated parties. In these developments, however, services, project amenities, and management are often minimal, particularly at the lower and mid-range of the market.</p>
<p>Within the last few years, a new and refined variation of the fractional vacation home ownership has taken root. This new concept is evolving rapidly with accelerating interest from the market. The new fractional product is an upscale luxury home that often incorporates a private residential club (PRC) to appeal to the affluent buyer at the highest end of the household income scale (Ritz Carlton - Hyatt - Four Seasons). There are also new mid-priced fractional products being developed that are designed and priced to appeal to upper middle-income households. In response to a desire for more use of an upscale vacation property than is offered by timeshare, but without the cost and responsibilities of a wholly-owned second home, fractional interest in luxury condominiums are experiencing strong untapped demand.</p>

<p>Right from days of East India Company foreign companies were incorporating companies in India. After the liberalization policy Indian companies also started incorporating subsidiaries outside India. Recently many foreign companies have shown interest to open branch office or liaison office to monitor their business in India. In case they opt to incorporate a subsidiary company in India they have to follow the procedures given under the Companies Act, and also the provisions of the act will apply in to after the company is incorporated. If a company incorporated outside India wish to have a place of establishment in India without incorporating separate company for various reasons then it has to follow the procedures laid down in Part XI-sections 591 to 602.</p>
<p>The Act, which has been enacted to oversee the functioning of companies in India, draws heavily from the United Kingdom’s Companies Acts and although similar, is more comprehensive. The Registrar of Companies (ROC) and the Company Law Board (CLB), both working under the Department of Company Affairs, ensure compliance with the Act. Sections 592 to 602 of the Companies Act of India closely follows sections 406 to 423 of the English Act barring sections 408, 416 to 418 of the act.</p>

<p>I have always told my clients considering putting their homes on the market, that kitchens and bathrooms sell homes. A recent report from National Association of Realtors (NAR) agrees. In late December, the NAR released the 2005 Cost VS Value Report for home remodels. This study looked at cost data, resale value and percentage recouped for 18 different projects in 58 housing markets across the United States. With mid-range bath remodel, a homeowner can expect to recoup expenses and maybe make a little with an average 102.2 percent return of investment. This is up from 87.5 percent in a similar study in 2002.</p>
